Maintenance Project Manager

Responsible for meeting overall Maintenance Department Measurables and objectives and deliver profit expectations across all aspects of the job. To help the business grow through quality and robust sales. Prioritizing safety as a fundamental aspect of all tasks while ensuring projects are completed on schedule, within budget, and meet client expectations. This role will report to TBD in planning, leading, and directing day-to-day operations for Estimating and Project Management.

Key Deliverables:

  • Accurate and timely takeoffs and proposals.
  • Detailed estimation of materials, labor and sub costs for projects.
  • Accurate tracking of bids and proposals for consistent follow-up.
  • Effective monitoring of active projects to ensure budgets are achieved and expectations met.
  • Effective communication to office and field team.
  • Client walks to ensure progress and scope are being met.

Responsibilities & Overall Duties:

  • Perform project takeoffs with accurate labor, material, equipment, and sub costs.
  • Organize your computer file system for efficient project document management.
  • Utilize software tools such as Excel, ProEst, and Quickbid for accurate calculations.
  • Accompany clients during site visits and assist in defining project scopes.
  • Create detailed and accurate estimates for labor and material costs in project planning.
  • Closely work with Architectural Estimators for handover projects.
  • Collaborate with colleagues, subs, and vendors to gain a comprehensive understanding of how costs impact project estimates and incorporate this knowledge into estimates.
  • Leverage online resources for accurate job duty estimations.
  • Actively track and follow-up on proposals.
  • Assemble PreCon Review with team before all projects starts.
  • Engage in business meetings and foster networking opportunities for BD.
  • Communicate with clients, team and field effectively to ensure all goals are clear and understood for proposals and work.
  • Cleary communicate and collaborate with clients to properly define scopes for successful project outcomes.
  • Create a detailed project plan that addresses objectives, scope, timelines, necessary resources and ensure your team follows this to a successful project completion.
  • Oversee and maintain the project budget, with a keen focus on achieving budget goals.
  • Regularly conduct progress meetings, provide status updates, and make any necessary adjustments to ensure commitments are met.
  • Inspect completed work to ensure it aligns with the project scope, promptly addressing any deficiencies.
  • Create a comprehensive final job assessment that facilitates adjustments for future process improvements.
  • Uphold high ethical standards and ensure compliance with all relevant laws and regulations.

 

Department Scorecard Measurables:

  • Maintain a monthly average of 45% gross margin or higher on all bid and sold projects.
  • Use of ZOHO CRM for tracking and following-up on lead, bids and projects.
  • Achieving OSHA 30 Certification within 2nd Quarter of 2024.
  • Promptly submit business expenses within 24 hours of incurring them via the Cherry Portal.
  • Creating and managing a sales pipeline for business development follow-up.
  • Familiarity with ProEst software, for estimating plan-driven projects once it is rolled out.
  • Consistently striving to meet departmental goals and Rocks within each quarter.

 

Required Qualifications:

  • Prior project management experience.
  • Demonstrated sales experience.
